Buying a home involves two things: the home and the money to pay for it. Most buyers still have to manage those two parts as separate projects, on top of the hassles of selling their current home if they have one. You find the home in one place, apply for the loan in another, and try to keep track of all the costs that appear at different points in the process.

We built Opendoor Home Loans around that process, so more of the financing can happen in one place. Today, Opendoor Home Loans offers 30-, 20-, and 15-year fixed-rate mortgages, plus 5/6, 7/6, and 10/6 adjustable-rate mortgages for any home purchase in markets where it is licensed.

On September 3, Freddie Mac's weekly survey put the average 30-year fixed mortgage rate at 6.71% and the average 15-year fixed rate at 6.04%. The 30-year average was the highest in 13 months.

In a market like this, every part of the financing matters: the rate, lender fees, points, closing costs, repeated paperwork, and the time it takes to reach the closing table.

If you are buying a home, you can now explore:

  • 30-year fixed: typically a lower monthly payment spread over a longer repayment period.
  • 20-year fixed: a middle ground between a 30-year and 15-year mortgage, with a shorter repayment period than a 30-year loan.

  • 5/6, 7/6, and 10/6 adjustable-rate mortgages: fixed-rate periods followed by rate adjustments every six months.
